The Chenoa Fund is an affordable housing program that provides a down payment solution in conjunction with FHA loans. It fulfills a need for qualified homebuyers that do not have or do not want to use their own funds for a down payment. There are three different programs available to fit most homebuyer’s unique needs. The three programs are Grant/Gift, Forgivable Soft Second & the Repayable Second.

The Utah Housing Corporation offers several options for down payment assistance programs for first time buyers and buyers who have previously owned a home. Utah legislation created the Utah Housing Corporation (UHC) in 1975 to serve the public to provide an adequate supply of money with mortgage loans at a reasonable interest rate. This Utah mortgage homebuyer program is very helpful with low to moderate income families.

Since the UHC was created it has grown to offer five different types of programs. Each program has its unique advantages and helps Utah home ownership grow. You can explore each loan by clicking the link below.

The City of West Jordan, Utah is providing up to $10,000 for first time homebuyers that purchase a home within West Jordan City limits. This grant may be applied to half of the required down payment and/or one-time closing costs. Funds are distributed on a first-come, first-serve basis. The home buyer must occupy the home for at least five (5) years following the purchase, any change in ownership or occupancy will require repayment of the grant funds. After five (5) years the grant is forgiven in full. If the home is sold or ceases to be occupied by the home buyer within the first five (5) years the lien is forgiven at a rate of 20% per completed year and the balance remaining will be due in full to the City.

Utah Home Grant Qualify

Qualifications & Requirements:

  • Home buyer must contribute a minimum of $2,500 cash out-of-pocket towards the purchase, these funds may NOT be gift funds
  • Applicant must meet income qualifications and cannot have owned a home within the last 24 months
  • Co-signers are not allowed
  • Existing, new construction single-family homes, condos, and townhomes are permitted
  • Housing debt cannot exceed 35% of the household monthly income and total debt cannot exceed 45% of the household monthly income
  • Home must be owner occupied
  • Applicant must attend and receive a completion certificate from a HUD approved homebuyers education class
  • Visual inspection completed by the City for any safety or health concerns

The Tooele County Housing Authority (TCHA) helps qualified first time home buyers purchase a home by providing a federally funded loan of up to $10,000 to assist with down payment and/or closing costs. Loans are dispersed on a first come, first serve basis and can be applied to the purchase of a single-family home, condo, cooperative unit, or combination of manufactured housing and lot.

Utah Home Grant Qualify

Qualifications & Requirements:

  • No homeownership in the last three (3) years
  • Applicant must contribute $1,000 of own money
  • Applicant must attend a Housing and Urban Development (HUD) approved homebuyer education class and provide a certificate of completion
  • A home inspection completed by a Utah licensed home inspector for health and safety concerns and lead-based paint for homes built prior to 1978
  • Home must be located in Tooele County

Clearfield City’s Down Payment Assistance (CCDP) is a federally funded first time home buyer grant program that will contribute up to $7,500 to qualified applicants looking to buy a home in Clearfield. The grant funds are distributed as a one (1) to one (1) match. For example: Applicant has a $5,000 to put towards the purchase of a home within Clearfield city limits, the CCDP will contribute $5,000 towards the home. Applicant must contribute a minimum of 50% of required funds and the grant funds can be used for down payment and/or closing costs.

Grant funds are treated as a payment free, interest free loan in the beginning and then begin to decline over the next seven (7) years. 10% of the loan is forgiven each year over the next six (6) years as long as you live in the home as your primary residence. After seven (7) years the balance in full is forgiven. In order for the entire amount to be forgiven, proof of residency must be provided for each year for the first seven (7) years in the form of utility billings and property tax notices.

  • No home ownership in the last three (3) years
  • Residential use property within Clearfield City limits
  • Single family detached homes, condos and townhomes eligible
  • First time homebuyer education course completed
  • Homebuyer contribution of a minimum of 50% of required down payment and/or closing costs
  • Visual inspection completed for safety and health concerns
  • Forgiven after proof of seven years of owner occupancy
  • Max purchase price $400,000

If you are a Utah first time home buyer looking to buy a home in West Valley City Utah a $14,999 government grant program can help make buying a home a little easier. The West Valley Down Payment Assistance Program (DAP) offers funds to help low to moderate income families realize their dream of owning a home. The funds are provided by HOME funds and the CDBG and may be used for down payment and/or closing costs.

This West Valley grant does not have to be repaid so long as the homeowner resides in the home for at least five (5) years and doesn’t refinance, transfer title, or sell the home. Funding is limited for the down payment assistance program and is distributed on a first come, first serve basis.

Utah Home Grant Qualify

Qualifications Requirements:

  • Buyer must contribute a minimum of $4,000 towards the purchase of the home. $2,000 can be gifted by a family member and $2,000 must come from the buyer.
  • Maximum purchase price not to exceed $387,000
  • A Grant Technician will review the application and occupancy status
  • Home must pass a lead-based paint and safety inspection
  • An eligible home will be vacant, owner occupied, and/or not used as a rental in the last six (6) months

VERY IMPORTANT: Applicant must complete a First Time Home Buyer class, receive a certificate AND be approved with a state approved lender for a first mortgage BEFORE an offer is made on a home. Failure to meet these requirements will result in the grant being denied.

Davis County offers a down payment assistance program for all qualified first time homebuyers. Applicants can obtain $5,000 to assist with closing cost and/or down payment when they apply for this government grant money. The funds will be treated as a zero interest, no monthly payment loan as long as you occupy the home for at least five (5) years. The grant funds received through this program will be forgiven at a declining rate over a five (5) year residency requirement from the date of closing and will be fully forgiven after five (5) years. Repayment will be required if the buyer sells, exchanges or transfers title, or obtains additional financing secured by the property.

Utah Home Grant Qualify

Qualifications & Requirements:

  • Qualified properties must be zoned residential and are restricted to single family homes, condos, townhomes, cooperative unit, or a combination of manufactured housing and lot
  • Home located in Davis County (not including Fruit Heights, South Weber, Layton, and Clearfield)
  • No gift funds or co-signers allowed
  • Purchase price cannot exceed $400,000
  • Applicant must provide a minimum of ½ of the required down payment
  • The $5,000 in grant money can be applied to ½ the down payment, closing costs, or upfront mortgage insurance
  • Must meet first time home buyer parameters
  • A HUD approved homebuyer education course must be completed and a completion certificate received by the applicant
  • Purchase of property may not lead to displacement of any individual other than the seller and their immediate family
  • FHA, VA, or conventional financing must be secured through a state approved lender
  • Purchase property will receive a visual assessment for lead based paint and any other safety or health concerns

“At Home in Layton” is a first time home buyer grant money program offered by Layton City Development Block Grant Program in cooperation with U.S. Department of Housing and Urban Development (HUD). Eligible home buyer applicants will receive up to $10,000 in grant money that may be used towards 50% of the down payment closing costs or a principal reduction. The Layton City first time homebuyer grant is forgiven in full If you live in the home for at least five (5) years. If the home buyer ceases to occupy the property within the first five (5) years the grant will have to be repaid on a pro-rated basis.

  • First time homebuyer must provide 50% of required down payment
  • No home ownership in the last three years
  • First-come first-serve basis
  • Must be below 80% of HUD median income

Layton Utah First time buyers maximum income grant

 

If yu are a Utah first time homebuyer looking for a home in Salt Lake City, a $39,000 neighborhood down payment assistance grant is available. The “Own in Salt Lake City” program is a federally funded, deferred loan/grant program. This program assists eligible first time homebuyers purchase single family homes with a deferred loan/grant up to $39,000. If you are purchasing outside of Salt Lake City you may qualify for the Salt Lake County First Time Buyer Program.

Qualifications & Requirements for Salt Lake City Home Grant:

• Must purchase within Salt Lake City boundaries
• Actual grant amount will be determined on the funds needed to close determined by the loan applicant qualifies for. Receiving the maximum grant amount is not guaranteed.
• Deferred loan funds shall be repaid by the recipient in full if the homeowner sells; exchanges or transfers title; refinances for any other reason than to lower interest rate; or ceases to occupy to property as primary residence before the forgiveness term is satisfied.

• Purchase price cannot exceed $522,500
• Must be a first time homebuyer (no home ownership in the last three years)
• Visual assessment must be completed
• Applicant must complete a homebuyer education course and pre-purchasing counseling
• Must be below maximum income limits
